Reasons why you should buy a new build

When you make the decision to buy a new home, the immediate choice is often whether to buy a pre-owned property or a new build. There are some common misconceptions about buying a brand new house, including being far more expensive than a pre-owned home. However, buying a new property has a range of benefits.

When you decide to buy a new build, you may be offered a range of incentives. The government may offer something like the Starter Homes scheme or the Help to Buy, but developers also offer incentives. This could be anything from paying your legal fees, to decorating the interior of your new home.

It is much easier to personalise a new home and make it yours from the very start as it really is a blank canvas. You are generally able to choose your own colour schemes, and may be able to select built in features, like the kitchen and bathroom. Once you move into the property, you can add your own touches to complete the personalisation.

When you buy a pre-owned home, you have to arrange for a comprehensive survey to make sure that there won’t be any major and costly repairs. When you buy a brand new home, you don’t have that problem as new builds usually have a ten-year warranty under the National House Building Council.

However, you still need to make sure you find the most suitable mortgage for your circumstances, and a CeMAP qualified mortgage adviser will be able to help you find an affordable deal for your new home.
