The CeMAP course (which stands for Certificate in Mortgage Advice and Practice) is the main qualification for becoming a professional mortgage advisor in the UK. It is a Level 3 qualification and is recognised by the Financial Conduct Authority (FCA), which is the financial services regulator. To legally offer advice on mortgage and protection products for money you must have this qualification or an equivalent Level 3 one.
The CeMAP course is made up of three modules. There is also an examination for each module, which is either taken over the internet or at an examination centre. The examinations are never included in the actual CeMAP course of study offered by training providers. You must contact the London Institute of Banking and Finance (LIBF) to take the exams.
The first module consists of two units. Unit 1 is called Introduction to Financial Services Environment and Products, and it covers a range of subjects. These include benefits, pensions, insurance, investments and the tax rules, as well as areas such as the Bank of England and current economic policies.
Unit 2 is called UK Financial Services and Regulation and deals with all regulatory matters, ranging from FCA rules to Consumer Duty and dealing with complaints.
The second module has four units (numbered 3 to 6). Unit 3 is called Mortgage Law, Policy, Practice and Markets and it focuses closely on the actual mortgage market, buying and borrowers.
Unit 4 is called Mortgage Applications and covers everything connected to the application process, from ascertaining the financial and credit status of clients to carrying out surveys and valuations. Unit 5 deals with protection products and Unit 6 covers ways in which borrowers can repay mortgages.
Called Assessment of Mortgage Advice Knowledge, this final module recapitulates the knowledge taught in the first two.
The recommended study period for each module is three months, but accredited training providers typically allow students access for one year. The examinations for the three modules are multiple choice questions and last for two hours. These are not usually included in the course, but exams can be completed by registering with the LIBF and if you pass you will get your certificate from them.
It is also possible to attain the Advanced Mortgage Advice (AMA) qualification that covers specialist products, as well as ethical issues and practical training.
