Could your estate agent be to blame for your home not selling?

According to a property expert, homes which are not selling may be because estate agents are providing valuations that are too high.

Elliot Castle, the CEO and founder of WeBuyAnyHome.com, stated that homeowners are having to accept offers for their property which are below the original valuation. He considers this to be because estate agents may be providing a valuation which is unrealistic, to attract customers. However, placing a property on the market with the right valuation, will increase the chances of it selling. Castle said:

“The best way to protect yourself against an inaccurate valuation is to brush up on your knowledge of the local property market and specifically your own property so you are not taken down a path that could potentially lead to disappointment.”

The property expert shared some tips to find the optimum valuation for your home:

Brush up your knowledge of the competition in your area, and what buyers are looking for. Look at similar homes in your area and what they have actually sold for. Do some research in the selling times for similar properties, and the best time to place your home on the market.

Be realistic about the selling points of your property, and also the negative points, like work which needs to be done. If you have a large garden, include this in the description, but also price realistically to reflect any major work which needs doing, like new windows.
