
Data shows slight growth in house prices for September

House prices in the UK enjoyed further annual growth during September, according to the latest figures to be released by Nationwide.
The bank has just issued its new house price index, which reveals that September brought annual growth of house prices of 2.2%. This represents a slight improvement on the growth recorded for the previous month, which was 2.1%. There were positive signs when it comes to month-on-month price growth too. UK house prices went up 0.5% in September when compared to the month before. That is the figure following seasonal adjustment.
When we look at the situation on a regional basis, it is Northern Ireland that has seen the highest level of house price growth. Here, prices increased annually by 9.6%. The outskirts of the South East was the region that saw the lowest level of annual growth, at just 0.3%.
In terms of the types of properties, semi-detached houses are the ones that have risen the most in price. During the last year, the average price of them has gone up by 3.4%. For terraced and detached houses, the annual growth was 2.4% and 2.5% respectively.
Robert Gardner is the chief economist at Nationwide. He spoke to Mortgage Strategy about the figures, saying that they show prices growing in a broadly stable fashion.
He then went on to add:
“Providing the broader economic recovery is maintained, housing market activity is likely to strengthen gradually in the quarters ahead.”
This is good news up to a point, but advisors with CeMAP training will know that affordability remains an issue.
