Should estate agents get CeMAP qualified?
August 21, 2026 by Brendan O'Neill
CeMAP
CeMAP (Certificate in Mortgage Advice and Practice) is the main industry-standard course for mortgage advisors. Although it is not the sole training option for people who want to pursue this career path, most prospective advisors choose to study CeMAP.
The career of an estate agent is connected to that of a mortgage advisor, but CeMAP training is not a legal requirement if you want to sell houses. There can be good reasons for estate agents to get this qualification though; including improved earnings and greater business flexibility. Read on to learn more.
Why an estate agent should get the CeMAP qualification
• Enhanced commission
One of the most compelling reasons why an estate agent might want to get CeMAP is the chance to improve their earnings. A lot of the bigger chain estate agencies provide a full suite of financial services. This means they also employ financial and mortgage advisors that they can refer leads to. It enables both the agencies and the individual employees to earn more commission. If you are dual-qualified, you will be able to secure fees as both an estate agent and mortgage advisor within the same company.
• Better client trust
Most of the topics covered by the CeMAP course are relevant and useful to estate agents. They include the different types of mortgage product available, the process of submitting an application, and financial sector regulation for the UK. Having the qualification will help you to realistically assess affordability and chain-readiness for clients.
• Greater career flexibility
Securing a second qualification gives you greater flexibility in terms of your career. It means that if the company you work for ends estate agency selling – or there is a major dip in the property market – you can make a career pivot. The CeMAP qualification will let you pursue both mortgage advice and compliance work.
