Figures show July rise in residential transactions

September 4, 2025 by Mark

The latest figures show that there was a rise in the number of residential property transactions over the course of July, when compared with the same month for last year.

The total number of those transactions for the month was 95,580, which marks a rise of 4% compared with July of 2024. When looked at in comparison to June, the rise in residential transaction numbers is 1%. Without the application of seasonal adjustment, the annual and month-on-month increases are 4% and 5% respectively. These figures were provided by HMRC.

The chairman of the estate agency Jackson-Stops is Nick Leeming. He stated that the figures for July showed that transaction levels were staying on an even keel. Leeming also pointed out that the move by the Bank of England to reduce the base rate had eased the affordability issue.

Speaking to Financial Reporter, Leeming went on to add that:

“This has helped unlock movement among homeowners nearing the end of fixed rate deals, many of whom had kept plans on hold due to cost concerns.”

Leeming continued by saying that there was a lot of speculation about what will be included in the Autumn Budget. Among the possibilities are changes to property tax rules and reform of stamp duty.

In conclusion, Leeming stated that most people working in the property sector feel that real change is something that is needed, but that it must be approached in a balanced way.

Mortgage advisors who have done the CeMAP training course will be delighted to see that transaction numbers are rising.
