How important is the conveyancer in the house buying process?

Buying a property is a complex process and can confuse even seasoned house buyers. First time buyers may be particularly confused, especially if they try to negotiate the process without the guidance of a CeMAP qualified mortgage adviser. Many people know that they have to pay for conveyancing, although not all people know exactly what a conveyancer does and why you need them.

When a property is transferred from the seller to the buyer, conveyancing describes the legal process. It can be a relatively quick transfer, taking just weeks, or it can be a more complex process, depending on the number of buyers and vendors involved.

Your solicitor will explain the process to you so that you are aware of what is happening at any time while you are buying a house. Searches and investigations which are required, will be done by the solicitor so that you have as much information as possible before making the purchase. If anything unusual is discovered during these investigations, the solicitor will inform you. The solicitor will also arrange the agreement between parties, and the contract itself, so that you can agree a suitable date for the transaction to be completed.

On completion, the solicitor will transfer funds and organise the handing over of the keys, so that you can move into your new home. Any Stamp Duty Land Tax will be paid to HMRC on your behalf and register you with the Land Registry.
