Buying a property is likely to be the largest purchase you will ever make, so it is imperative that you find out if the property you are buying really is a good

investment as a future home. Estate agents use jargon and clever techniques to market and sell a property, which may leave you confused. However, they are also legally required to tell you the truth when you ask questions.

Make sure you know exactly what will be included in the sale of the property. For instance, you may presume that the outdoor buildings are included, but the owner would be entitled to take them with them when they sell. Specify which items you are interested in so that you will know whether they are included.

One of the most common questions is why the current owners are selling. Although an estate agent isn’t obliged to provide an answer, you may find out during the course of the conversation that the owner really needs to sell, and may be willing to accept a lower price.

If a property has been on the market for a while, you could ask the estate agent what is preventing it from selling. Consider whether there are problems with the property or area which you may have overlooked.
