A mortgage lender that specialises in zero-deposit loans has become the latest to join the Mortgage Advice Bureau lender panel.
Gable Mortgages offers two different products, both of which are zero-deposit loans with 100% loan-to-value (LTV). The first is a standard residential product for existing properties, while the other is for new build homes constructed via the Own New scheme. Another thing that these products have in common is that each of them is a fixed five-year loan.
A number of different borrowers are eligible for them, including home movers, first-time homebuyers, people who do not have much equity, and those who are renting. Gable has also made them available to people who are self-employed alongside those in traditional employment.
However, the key target customer for the products is people able to afford a mortgage but not deposit costs. Given how high a typical deposit now is in the UK, this applies to an increasing number of would-be homebuyers.
Felicity Barnett is in charge of affordable housing and new build partnerships at MAB. She told Mortgage Strategy that the cost of a deposit was becoming the most significant hurdle for first-time buyers and people trying to move house.
She then added:
“We’re seeing an increasing number of advisors working closely with developers to structure deals around affordability rather than deposit size, and that is exactly the space Gable is built for.”
The wider availability of the products offered by Gable is good news for advisors with CeMAP training, given the barrier that deposit costs present for many of their clients.
