June brought rise in transaction numbers

The number of property transactions that took place during June was higher than that of the month before, according to new figures that have just been released.

These figures were published by HM Revenue and Customs (HMRC), and they show June rises in both non-residential and residential transactions. In terms of the latter, the month brought a rise of 13% in transaction numbers. The total number of residential transactions during June was 93,530, whereas in May it was 82,510. Those figures are the seasonally adjusted ones. Without seasonal adjustment, the month-on-month rise from May to June was 17%.

When it comes to non-residential transaction numbers, there was an increase of 5%. The total number for June was 10,310, when seasonal adjustment is factored in. Without that, the increase compared with May was 8%, and the total number was 10,190. June also brought an annual rise in non-residential transaction numbers – by 4%.

This is an unusual situation for the property market, because the summer is typically a time when it slows down. Among the reasons that are being cited for it are changes to policy and rising confidence levels among buyers.

Hamza Behzad from Finova, a company that provides software for the mortgage industry, spoke to Mortgage Introducer about the figures:

“While overall market activity hasn’t yet returned to historic highs, the market does appear to be steadying. With the Bank of England widely expected to cut rates next week, conditions could become even more favourable for buyers in the months ahead.”

This is encouraging for advisors with the CeMAP qualification.
