What is the difference between MRT1 and MRT2?

CeMAP
CeMAP 2 is the module that focuses on mortgages and is segmented into two units; they are – MRT1 and MRT2.
Each has its own exam. Understanding these two units helps you plan your studies and approach each one with confidence. Many students take the two units one after the other, while the material is fresh.
In this mini guide, we cover the main features of these units on the CeMAP course:
Core differences
MRT1 (Mortgage Law, Practice and Application)
This unit is focused on the legal and regulatory framework of mortgages, property law, the application process and affordability assessments.
Topics include the Mortgage Conduct of Business (MCOB) rules, different types of borrowers, an advisor’s responsibilities around suitability and fair outcomes, fees and charges, property valuations or surveys.
MRT1 contains 50 multiple-choice questions in a 60-minute exam. The passing score is 35/50, or 70%.
MRT2 (Mortgage Products and Post-Completion)
This unit focuses on specific mortgage product types (such as fixed, tracker, and offset), repayment methods, and what happens once the loan is completed. This includes insurance, arrears, repossession, and redemption.
The unit also covers raising additional money through further advances and remortgages, debt consolidation, shared ownership and Islamic home finance.
MRT2 contains 40 multiple-choice questions in a 60-minute exam. The passing score is 28/40, or 70%.
The main differences
To sum up, MRT1 is about the rules and processes behind a mortgage. MRT2 is about the products themselves and how a mortgage is managed over its lifetime. Together, the units give you the core knowledge a mortgage advisor uses every day.
MRT1 and MRT2 also prepare you for CeMAP 3, which tests your ability to apply what you have learned in CeMAP 2 to realistic case studies.
These units are as important as each other. Gaps in your MRT1 or MRT2 knowledge are likely to show up again in the CeMAP 3 case studies. Be sure to take a CeMAP course that covers both units in full.
