Which CeMAP module is the hardest?

September 25, 2026 by Brendan O'Neill

One question that frequently crops up among people who are considering doing the CeMAP course is which part is the hardest. The course consists of three modules, but which you find to be the toughest will depend on your personal strengths and weaknesses. This is because they vary from academic study of regulatory facts to the practical application of knowledge.

CeMAP 1 (Financial Services, Regulation and Ethics)

This module is by far the driest and most theoretical of the three. The syllabus for it contains a lot of legal terminology and regulatory legislation that must be learned. Some of the topics that are covered in CeMAP 1 are the regulatory framework for UK financial services; and the principles and ethical responsibilities for that sector. A lot of people view this module to be the hardest, due to the sheer volume of abstract terms and regulations that they have to memorise.

CeMAP 3 (Assessment of Mortgage Advice and Knowledge)

This final module is regarded as the most difficult by people who struggle to apply the knowledge gained from it in a practical way. It does not involve lots of data to be memorised and recalled. Instead, it gives CeMAP students six case studies where multiple answers can appear correct. They have to use the information in those case studies, as well as what they learned in CeMAP 1 and 2, to evaluate what would be best for each client.

CeMAP 2 (Mortgage Practice, Applications and Products)

Module 2 is the most tightly focused on mortgages. It teaches students about the different mortgage products, how to calculate interest rates and completing applications. Many people who are studying for the CeMAP qualification find this module to be the most engaging, easy to digest and straightforward. This is because it lets them visualise the everyday mortgage advisor process.

In the end, which module is the hardest is down to the individual student. Our online CeMAP training courses have the advantage of letting you complete each module at your own pace.
