
Gable Group planning 100% LTV loan

Gable Group has announced it will be making a mortgage product with 100% loan to value (LTV) available.
The lender is able to go ahead with this product because it has got the necessary financing in place. The loans will be insured by Gable Sure, which is another branch of the organisation. This will remove much of the risk to the lender that is typical for such products, so borrowers will not be required to provide any form of collateral. Most 100% LTV mortgages are only accessible to people with evidence of a consistent rental history or who have a guarantor.
All of this means that the Gable Group loan could tap into a very real niche in the market. When it launches, the product will come with a 35-year repayment term and a fixed rate for the first five years. Borrowers will be able to access it through house-builder partnerships or mortgage advisors.
Gable Group was set up two years ago. Chris Eaton and Joshua Weinstein are its chief executives and they are aiming for lending of £250 million during the first year. Both have a lot of experience, with Weinstein having worked for Investec and ASK Partners. Eaton was previously employed by Barclays and Perenna Bank.
Speaking to Mortgage Strategy, Weinstein said:
“Millions of UK renters are not locked out of homeownership because they cannot afford a mortgage. They are locked out by unaffordable deposit requirements.”
This is a product that those with CeMAP mortgage advisor training will be pleased to see, as it meets a genuine need.
